Starting in 2006, Julia Zhguleva rotated through business banking, wealth management and investment banking before she ever touched a mortgage application. Today she is branch manager and mortgage loan originator at Pioneer Mortgage Funding Inc., where 15 years in the business have translated into a client base with complicated financial lives — investors, attorneys and physicians whose deals don’t fit a standard checklist.
Her desk is often the destination for files that require more than a standard checklist. Zhguleva specializes in everything from luxury residential financing and DSCR loans to non-warrantable condos and multifamily projects. She has built a reputation for closing transactions involving cryptocurrency, foreign brokerage accounts or complicated immigration structures — scenarios where many institutions simply choose not to proceed.
While she leads a specialized seven-person team to keep the gears turning, Zhguleva remains the primary architect for the “impossible” files. It is common to find her at her desk late into the evening, structuring a deal or solving an immigration-related bottleneck that other institutions simply wouldn’t touch. Zhguleva has been recognized by United Wholesale Mortgage as a top 1% mortgage producer in Florida for four consecutive years, from 2022 through 2025.
Away from work, Zhguleva stays grounded through yoga, cold plunges and time on the water in Miami. She’s also deeply committed to her community, hosting events for women and developing an initiative for single mothers. Zhguleva’s work ethic has had quite the impact, as her daughter is already building a fashion line at 12, while her son, age 8, is focused on entrepreneurship.
