These South Florida agents are selling the most luxury homes

Amid decreased real estate activity, luxury listings are staying on the market longer in South Florida — but that doesn’t mean certain agents aren’t carving their mark in the luxury industry.

AgentStory.com analyzed luxury sales of single-family homes and condominiums in Broward, Miami-Dade and Palm Beach counties to determine the most active market for homes in the $2 million-plus range, as well as the agents responsible for these transactions.

While Miami-Dade saw moderate year-over-year decreases in condo and home sales in the $2 million-and-up range and Palm Beach saw slight decreases in sales of both property types, home sales were up 10.53% in Broward County. Condominium sales plummeted 63.64% in Broward, however.

The amount of time these properties stayed on the market increased across the board, excluding Miami-Dade condominiums, which left the market 15.33% faster than they did last year. The biggest increase in Days on Market (DOM) was seen in Broward County’s condominium sales, which increased by 288.57% to 136 days, followed by Palm Beach single-family home sales, which increased by 102% to 99 days.

Meanwhile, the percentage of active agents in all three counties fell annually, down 12.22% in Broward County, 14.78% in Miami-Dade and 8.43% in Palm Beach.

Still, some agents are sticking out. In Broward County, the agent with the highest sales volume of homes above $2 million was Liz Caldwell of Compass Florida, who accomplished a volume of $34,522,250 across 10 sales from August 2022 to August 2023.

Caldwell was followed by Meredith Dicarolis of DiCarolis Realty, Veroushka Maclean Volkert of Coldwell Banker Realty, Joe Caprio of Joe Caprio & Co. Real Estate, Peter Barkin of Compass Florida, Susan Rindley of One Sotheby’s International Realty, Jonathan Mann of Coldwell Banker Realty, Jill Eber of Coldwell Banker Realty, Dayana Susterman of Compass Florida and Austin Baris of Miles Goldstein Real Estate.

For Broward County condominium sales over $2 million, Gianpierre Giusti with Coldwell Banker Realty achieved the highest sales volume at $42,757,000 across 14 transactions, with an average transaction price of $3,054,071.

Giusti was followed by Liz Caldwell, Maritza Meza Giusti of Coldwell Banker Realty, John O’Flaherty of Compass Florida, Andrew Ziffer of Compass Florida, Scott Patterson of Berkshire Hathaway HomeServices (BHHS) EWM Realty, Zoila Garcia of BHHS EWM Realty, Karson Dietrich of Premier Estate Properties, Peter Barkin and Melanie Kimpton of Douglas Elliman.

In Miami County, BHHS EWM Realty agent Ashley Cusack was the highest producing agent of the past year with a total sales volume of $138,305,000 across nine sales and an average transaction price of $15,367,222.

Cusack was followed by Daniel Hertzberg of Coldwell Banker Realty, Liz Hogan of Compass Florida, Michael Martinez of One Sotheby’s International Realty, Diana Gutierrez of Mocca Realty, Jill Eber, Jill Hertzberg of Coldwell Banker Realty, Dora Puig of Fisher Island Real Estate, Judith Zeder of Coldwell Banker Realty and Fabio Lopes of Coldwell Banker Realty.

Ashley Cusack was also the top-producing agent for Miami County condo sales over $2 million, with a total volume of $133,005,000 in the past year. She was followed by Daniel Hertzberg, Jill Eber, Dora Puig, Miltiadis Kastanis of Douglas Elliman, Judith Zeder, Sylvia Fragos of Great Estates International Realty, Stacy Robins of Stacy Robins Companies, Inc., Karla Abaunza of Luxury Living Realty and Chad Carroll of Compass Florida.

In Palm Beach County, Robert Thomson of Waterfront Properties & Club Communities had the highest sales volume and transaction volume for single-family homes — 38 transactions with a total volume of $225,162,846 (more than double the next-highest producing agents’ sales volume).

Thomson was followed by Jennifer Hyland of The Corcoran Group, Antonio Luguori of Premier Estate Properties, Andrew Leibowitz of Leibowitz Realty Group, Kim Cuomo of Keller Williams Realty Jupiter, Gary Pohrer of Douglas Elliman, Pascal Liguori of Premier Estate Properties, Michael Leibowitz of Leibowitz Realty Group, Mark Bennett of The Corcoran Group and Thomas Frankel of Admirals Cove Realty Co.

Robert Thomson also achieved the highest sales and transaction volumes for Palm Beach County condominium sales over $2 million, with 26 transactions and a total sales volume of $154,425,000.

Thomson was followed by Andrew Leibowitz, Michael Leibowitz, Martha Jolicoeur of Douglas Elliman, Candace Friis of The Corcoran Group, Phillip Friis of The Corcoran Group, Betty Schneider of Mirasol Realty, Thomas Frankel, Ann Cusa of Douglas Elliman and Lori Schacter of Illustrated Properties (Jupiter).
