Lincoln Square, a mixed-use community, will soon debut in South Beach. An associate architect from the design team of The Setai, New York-based Alayo Architects, will launch the new construction development with 35 luxury condominiums and 6,000 square feet of retail on the ground level. Located at 1681 West Ave., Lincoln Square features sub-tropical and MIMO architecture, resulting in a design that combines the inside and outdoors.

A hybrid of a glass tower and a garden courtyard building, the residential units feature expansive windows and wrap-around balconies, with a shared atrium and roof deck serving as a common meeting and circulation space. Open walkways offer views of the neighborhood. For privacy, terrace spaces in the units are carved out by glass walls.

Residences feature an energy-efficient design, pre-wired for cable, telephone and internet. Kitchens offer grey cerused oak finish, Bosch, LG and Liebherr appliances, stone countertops and European-style faucet and sink. Bathrooms include custom designed vanity cabinetry, stone vanity tops and a separate shower in select units.

Additionally, Lincoln Square buyers have preferred membership status at The Standard Hotel. Membership will allow residents to access to all facilities, spa, gym, bayside pool and restaurant.

At the building’s retail podium the architect’s were inspired by Ellsworth Kelly’s “Sculpture for a Large Wall, 1957,” which features a similar angularity using panels that interlock and undulate, giving a transparency and lightness to the wall.

The textured panels on the second floor parking level are intentionally held away from the slab edge creating a façade that is at once porous and solid. The podium is further defined by a planted canopy that seems pried from the ground, generating the space for double-height storefronts.

Lincoln Square residences start in the $300,000s. Retail spaces start in the $700,000s. Lincoln Square is developed by Alayo Building Co. and Grupo San Jose. Sales are managed by Gary Hennes Realtors.
