The Tula Residences luxury condominium project in North Bay Village has hit a major milestone, topping off at 21 stories.

Bayshore Grove Capital and Pacific & Orient Properties, which are developing the community, recently engaged Compass Development Marketing Group to join Brown Harris Stevens as co-listing broker for marketing and selling the project’s 54 residences, which start below $2 million.

Tula is expected to open in third quarter 2027 and will be the first new condo community in North Bay Village in over 10 years, according to an announcement.

“Reaching the top of Tula is an exciting moment for us and for North Bay Village,” Bayshore Grove Founder and CEO Vivian Dimond said. “We have believed in the potential of this community from the beginning, and it is rewarding to see Tula take its rightful place as an anchor of the neighborhood. As construction moves closer to completion, the character of the building and the lifestyle we envisioned are coming to life right in front of us.”

Tula will offer six penthouses on the top three floors, in addition to 48 two- to five-bedroom residences encompassing 1,590 to 2,440 square feet. Every residence is a corner unit with views of Biscayne Bay and the Miami skyline, backers noted.

Tula will offer 18,000 square feet of amenities on a sixth-floor amenity level. Among these are a resort-style pool surrounded by a landscaped deck, poolside lounges and private cabanas, a 2,400-square-foot fitness center, great room with marble fireplace, private dining room for 12, and the Skyline Club Room, which will be available for private gatherings.
