400 Sunny Isles, Sunny Isles Beach

Key International developer Iñigo Ardid has announced plans for 400 Sunny Isles, a bayfront development offering amenities and activities designed to maximize the South Florida lifestyle.

Located on 163rd Street just west of Collins Avenue, 400 Sunny Isles will offer 360-degree ocean and Intracoastal views from each of the 230 residences. The project will incorporate two- and three-bedroom homes in an architectural design that varies lofts, townhouses and flats among the floors. Condominium homes will range from 1,423 to 2,300 square feet and will be priced from the $600,000s to more than $1.7 million.

Each residence will feature complete kitchens and bathrooms with European stainless steel appliances. In addition, each will be equipped with a touchscreen computer panel from which residents can access the valet, marina, concierge and security as well as control the temperature, lighting and music within their own home.

An on-site Activity Center from which residents can rent catamarans, boats, kayaks, kite- and wind-surfing equipment, fishing gear and jet skis will be offered. Residents will also have access to two tennis courts; a pool deck with an Olympic-sized infinity-edge pool with four submerged aqua beds and an over-sized whirlpool spa incorporated into the pool; and a wet and dry bar situated between the two towers with additional cabanas.

Additionally, there is a co-ed spa with three waterfall Jacuzzis, a sauna, steam room and juice bar. The spa will feature separate his-and-her facilities and spa treatments including massages, facials and a hydration room. A fitness center is also on-site.
Every resident has the option to buy a dry or wet dock marina slip that will accommodate a boat of up to 100 feet. The marina is fully equipped and serviced, allowing a maintenance-free lifestyle for boat owners, complete with a special marine concierge program that regularly cares for the vessels, as well as fully preparing them for excursions and docking them upon return. Fractional yacht ownership will also be offered for those residents interested in enjoying a part-time maritime experience.
