Loft 3 is the third in the “Loft” series of urban high rises by The Related Group, and the newest addition to Related’s Workforce Housing Division. This tower will be located at 201 N.E. 2nd Ave., across the street from the Metromover, and across from Miami-Dade College.

Loft 3, a creation from architectural firm, Cohen, Freedman, Encinosa and Associates, consists of 32 stories that will include 495 residential units and approximately 15,000 square feet of retail space on the ground floor.

Loft 3 will offer 70 percent of its units at under $300,000. The developer is collaborating with City of Miami and Miami-Dade County to inform civic employees about the project and homeownership opportunities. Loft 3 priced units begin at $159,900 with a 5 percent deposit required.

The residences at Loft 3 will feature a minimum ceiling height of 10 feet. One- and two-bedroom floor plans will include kitchens with high-gloss imported white cabinetry, Terrazzo countertops and energy-efficient stainless steel appliances. Bathrooms offer Italian cabinetry and marble vanities. Walk-in closets and balconies are standard features of Loft 3’s floor plans.

The building will include manned security 24 hours a day, high-speed elevators, a heated swimming pool and wet bar on the 28th floor recreation deck, spa, sauna and clubroom. A fully equipped fitness center with cardio theater and separate weight training area, a great room and outdoor barbeque area are also included with Loft 3. The building will be high-tech with smart building technology, pre-wired for high-speed Internet, data and voice capabilities.
