What methods have you found most effective in prospecting?

A Realtor should implement a daily schedule that must include a minimal of two hours of uninterrupted prospecting per day. This prospecting includes past clients, center of influence, expired listings, for sale by owners, around just listed and just sold, absentee owners, working on old company files and knocking on doors. Prospecting is the only way to sell properties! Real estate is a numbers game. A Realtor should know where there business is coming from so they can repeat that business monthly.

For Sale By Owners is the segment of the market that is actually telling us directly they are interested in selling their homes. We know that over 90 percent of the FSBOs either end up in a listing agreement with a Realtor, or they withdraw from the market for other reasons. The best way to prospect the FSBOs is face to face contact. Phone calls to SOI are also effective. Go back to your database and begin calling each and every previous customer, ask for referrals, engage in conversation and continue to build rapport. These customers have extended family, friends and co-workers and if they have a positive relationship with you, will actually want to refer you to their friends and family because they know you will deliver.

Some prospecting methods I found most effective are becoming an expert in the industry, getting to know lots of people and offering additional services and employment. Going where the buyers are, which at this moment is the international market also brings in more options.
