“Have you ever been stood up at an appointment by another agent, and how did you handle the situation?”

This has happened to every agent I know at one time or another. The last time this happened to me, I just reacted with humor. After all, we all make mistakes, and the other agent was truly mortified as he had forgotten the appointment. Unfortunately, my client was traveling back home that day, could not come back to see the unit later. He ended up buying another unit he had seen earlier that day. This was a great reminder for me: Always be on time for my appointments!

As in most businesses and in real estate especially, there are agents out there who think only of the “I” factor. Today everything is so fast paced and things can change from one minute to the next. I have had countless appointments with agents that amounted to little more than me sitting there staring at the clock. The majority of the time the reason for the other agent not showing is due to their client not showing. However, with so many communication options available today, it should only be common courtesy to communicate delays or cancellations. Agents should recognize that in the current market, you have to sell yourself before you can sell your product. If you do not consider another agent’s time, you may find that they don’t consider you.

I’ve often been stood up by other agents. It happens all the time. Regrettably, there are a lot of people in the business who are inconsiderate. I just accept that fact and move on. Most of my listings are on lockbox or are set as appointments with the owner, so I don’t stand around waiting for an agent who is running late. Showing agents don’t need me to be at the home to show them through. Most agents can figure out the difference between the kitchen and the garage (even if the garage has a refrigerator in it).

I don’t like to make assumptions because you never know what the circumstances are that prevented an agent from attending. Before I get angry or upset, I need to know what happened. However, if none of the above applies and a no-show is the result of a change of heart, then a courtesy call would be the right thing to do. If I get a no-show and then no telephone call to explain or clarify, I then take the initiative to get in touch with that agent. I am very persistent and naturally inquisitive, so feedback is appreciated.
