Michael Internoscia not only knows how to focus on the future, but he also knows how to get others to understand his vision. “I specialize in development sales and that requires me to use aerial photography, architectural renderings and computer modeling to help buyers envision the positive characteristics in a to-be-constructed home or condominium project,” he explains. With nearly two decades’ experience in the industry, Internoscia is among the best when it comes to selling the Miami lifestyle even without the advantage of a brick and mortar property to showcase. DevStar’s managing broker is responsible for doing just that at the Marina Palms Yacht Club & Residences, a $600 million project that consists of two, 25-story residential towers and a 112-slip full-service marina that accommodates boats up to 100’ in length. He also boasts an impressive track record of success that includes managing the sellout of Axis at Brickell Village, Canyon Ranch Living Miami Beach, Fontainebleau Sorrento, ONE Bal Harbour and Terra Beachside Villas.
A graduate of Florida International University with a degree in hospitality management, Internoscia’s attention to detail and his obsession with service led to a successful, seven-year career opening restaurants throughout South Florida. He says that he “loved every minute of it” because it required his specialty, hospitality (or how to be hospitable) which he translated to “taking care of your customer’s needs and ensuring they are satisfied with their experience.” His professional transition to real estate, he goes on to add, was organic because it, too, “is about truly understanding a buyer’s wants and needs.” Today he finds himself working with global clientele who seek contemporary residences that offer stunning, picturesque waterfront views, as well as, a luxury lifestyle. “My role is to manage the day-to-day operations, including public relations, marketing initiatives and sales events. I’m very hands on. I’m extremely involved in all aspects of our business, because the last thing I want to do is sit in my office and do paperwork all day; my personality just won’t allow that!”
In fact, Internoscia says his favorite work days are spent with his team planning events for their brokers, buyers and prospects, because this is when he marries his passions for hospitality management and real estate sales. “Entertaining our clients and professional network through high-quality events allows us to experience the lifestyle associated with our product,” he makes clear. Internoscia also finds that these gatherings cultivate a more open client relationship, creating opportunities to truly listen to guests so that their feedback can be incorporated into design plans.
When his schedule allows it, Internoscia, an avid boater who equally enjoys hitting the slopes with his family, likes to run and workout. He dedicates his additional off-hours to volunteering with the Jewish Family Services of Broward County on behalf of vulnerable populations. He is also a member of the National, Florida and Miami Association of Realtors and the Florida Association of Mortgage Professionals. “There are very few professional groups that accomplishes what my team and I do – successfully selling a project on paper before it becomes a reality and delivering a product that exceeds the expectations of our clients,” says Internoscia, who has played an integral role in nearly a dozen development projects. “We create the story, but it’s up to our future residents to live the lifestyle that ensures their own happiness.”
