Florida developments filled RCLCO Real Estate Consulting’s 2025 Sales Top 50 Master-Planned Communities report, with The Villages in Central Florida and Lakewood Ranch in Sarasota leading the way.

Based on total new-home sales closed last year, The Villages outperformed every other MPC in the report with 3,611 sales, a year-over-year increase of 13%. 

Lakewood Ranch from Schroeder-Manatee Ranch, Inc. ranked No. 2 in the United States, with 2,210 sales — this despite seeing a sales drop of 6% from the year before.

Babcock Ranch in Punta Gorda from Florida Kitson and Partners ranked No. 4 with 1,066 sales, up 34% year over year, edging out Wellen Park as South Florida’s top-ranked MPC. Located in Venice, Wellen Park ranked No. 8 with 960 sales, up 3% year over year.

Other South Florida MPCs in the top 50 were Ave Maria (No. 12) from Florida Barron Collier Companies in Ave Maria with 515 sales; Tradition (No. 28) from Florida Mattamy Homes in St. Lucie with 499 sales; Riverland (No. 30) from Florida GL Homes in Port St. Lucie; and Westlake from Florida Minto Communities in West Palm Beach with 462 sales.

Notably, Florida MPCs represented 42% of sales among ranked communities in the report, followed by Texas at 33%.
