The 70-story Okan Tower condominium project in downtown Miami has received its master construction permit, a significant step in its development.
The permit allows work to begin on all interior and mechanical systems, such as plumbing, HVAC, electrical, elevators and life safety, which marks the final step before full vertical completion and interior buildout.
So far, the builder, Okan Construction LLC, has reached the 30th floor of vertical construction, with the 50th floor expected by the end of the year. The team is currently working on the hotel mezzanine level on the 30th floor and is erecting about one floor per week. The building is projected to top off in 2026 and open to residents and guests in 2027.
“With this permit in hand, we now have the green light to complete every element of the building,” Okan Group Chairman Bekir Okan said. “It’s a defining step that moves us from structure to experience — bringing to life the Hilton hotel, luxury residences, office space and amenities that will make Okan Tower a destination in itself.”
The Hilton Miami Bayfront Hotel, which spans floors 14 through 30, is now structurally completed. Besides the hotel, Okan Tower will include 236 condo-hotel units managed by Hilton Hotels & Resorts, 163 luxury Sky Residences, almost 68,000 square feet of class A office space and more than 80,000 square feet of amenities. All amenity spaces — excluding the rooftop pool — have been completed.
Fortune Development Sales is handling marketing for the residences.

We hope they did a professional soil investigation report, and got themselves a competent structural engineer. Otherwise, it can be disaster for okan tower and Miami city! This zone may sink soon suddenly due to a lot of concrete skyscraper’s weight. There should be a limit to building tall structures in a such a narrow zone. Specially okan tower is under question due to it has 70 concrete floors. God bless Miami..!
