Background:
Founded in 2004, Nexus Development Group is a real estate development firm focused on the development of architecturally innovative properties in emerging urban neighborhoods. Prior to founding Nexus, Green was the operating partner in a Miami-based real estate development partnership focused on residential and retail projects. Under his leadership, the partnership acquired a real estate portfolio valued in excess of $20 million. During his three-year tenure, Green was intimately involved in all aspects of the business, including financing, project development, marketing and sales. Before this, Green ran a private consultancy practice that assisted small and mid-sized entrepreneurs with corporate strategy, business development, marketing, sales, research and analysis. During the course of his career, Green has also held investor relations positions at companies such as Sportline.com Inc. and Affiliated Networks.
Current Projects:
One Flagler office condos – While many real estate experts contend that South Florida’s office condo market has been tapped due to over-saturation, Green has a sales strategy that separates his 15-story, 145,000-square-foot condo development from the pack. In bringing One Flagler to market, Green is building for demand, rather than trying to create demand. He is combining an attainable price point, prime location in downtown Miami’s central business district and smaller spaces. One Flagler is undergoing a $6 million renovation and is expected to be complete by fall 2008. One Flagler features built-to-suit office suites ranging in size from 200 square feet to 12,000 square feet of real estate, and priced at $300 to $400 per square foot. With more than 15,000 square feet of retail space available for lease, the ground floor retail component of One Flagler will fit right in with the city’s revitalization venture.
4 Projects – This is a $250 million residential community that will, upon completion, bring four distinct developments, encompassing a total of 360 new urban luxury residences, to Miami’s burgeoning Design District, an 18 square-block neighborhood dedicated to leading edge art and design. Preliminary construction, including land clearing and site preparation, is underway for Casa, the first of the four projects Green is developing.

Green is active in downtown Miami’s revitalization efforts, focusing on the central business district and Flagler Street.
