Can Agents Live Without the MLS?

Be it through her multiple Twitter accounts, Google+, Pinterest, LinkedIn, Instagram or Facebook, Delinois starts each day by connecting with her more than 300,000 social media contacts. But the president and CEO of Century 21 Premier Elite Realty isn’t simply catching up with friends – she’s hard at work.

Syndication sites like Trulia and Zillow – along with social media – have transformed the way Realtors market properties and generate leads. Some individuals have even suggested these new tools will eventually render the traditional MLS obsolete. Delinois herself questions the quality of a Realtor who is not on social media, saying that in order to get a property maximum exposure, “you have to use every format of social media out there.”

However, if Delinois’ perspective of the MLS is representative of other Realtors’ views, then people waiting for the MLS to burn out shouldn’t hold their breath.

Our MLS is still the backbone of the real estate industry,” Delinois says. “There are other sources that provide information on properties … but we still cannot function properly without our local MLS because it’s still the most reliable, accurate source of information for real estate professionals.”

No matter how much interest her properties garner through social media or syndication sites, Delinois starts every case with an MLS-listed property. She trusts the information is always updated (partly because people can be fined if it’s not!), and believes MLS will change as necessary, pointing to newer features like attachments and the integration of public records.

Delinois won’t even make an appointment to meet an interested client without consulting the MLS. When a client calls about a property on Zillow or Trulia, Delinois checks the MLS for the property. In such instances, Delinois says it’s necessary to consult the MLS to ensure the home is still for sale. Just because it’s on the Internet, she warns, doesn’t mean the information is updated.
