Every week, we ask a Miami real estate professional for their thoughts on the top three stories from the week before.

This week, we talked with Lera Visconti, a developer sales representative with The Campins Company in Miami who specializes in the sales and marketing of new development projects; for her last project, Lera’s sales volume exceeded $25 million.

Miami Agent (MA): Our story on appraisers generated quite a bit of interest among our readers; have you found difficulty with the appraisal process? And if so, how do you work with appraisers to make the process less troublesome?

Lera Visconti (LV): I deal mostly with International clients, so most of my transactions are cash deals; however, I represented two local buyers in my last two transactions, and yes, I must confess that I was a bit worried about the appraisal process overall. I wanted this process to be as smooth as possible, so I provided the appraiser with a list of improvements and comparables. Both of the appraisals went well, and one of the properties appraised over its purchase price, so my experience was positive.

MA: Also, our feature piece on low inventory in Miami caught many reader’s eye. Are there any section of Miami where you find inventory to be particularly tight, or is inventory tight all around?

LV: My areas of expertise, such us South Beach, Miami Downtown, Brickell and Biscayne Corridor, are definitely the areas where inventory has been very tight and I have been seeing more often multiple offers situation on almost every deal.

We are definitely experiencing a seller’s market in some areas right now, however, the tight inventory situation seems not  to discourage buyers. Buyer traffic is 25 percent above a year ago and prices have been steadily on the rise.

MA: Finally, many readers checked out our story on the economic impact of a home sale; in what ways do you see the positive effects of housing, working in real estate like you do?

LV: The economic impact is having a very positive effect overall by creating a lot of business for all the companies involved on a home sale transaction, such as contractors, lawyers, title companies, etc.

As most of the transactions involves absentee owners, it is also creating a lot of opportunities and jobs to those dealing with property management companies. I offer property management services to my clients, and it has been a challenge even finding a cleaning lady at times!
