Miami’s Urban Development Review Board approved The Calta Group‘s Anatomia mixed-use project, which will bring 499 condominiums and apartments to Allapattah’s health district.

The 30-story tower will be one of Miami’s first high-rise development to take advantage of Florida’s Live Local Act, which provides developers economic incentives to include affordable housing in new projects. Anatomia will have 210 apartments delivered under the act, as well as 289 luxury condominiums priced from $500,000 and $950,000.

“Our goal with Anatomia was to prove that housing can be both aspirational and accessible. By aligning with the Live Local Act, we’re able to deliver a project that works financially while also addressing one of the city’s most pressing needs – more homes for everyday Miamians,” said Calta Group President Gaetano Caltagirone in a press release. “We see this as more than just another development. It’s an opportunity to contribute responsibly to the growth of an up-and-coming neighborhood, creating a place that is walkable, livable, and accessible to the people of Miami.”

Located on a 1.06-acre site at 1415–1469 NW 13th Terrace, Anatomia’s community amenities will include a pool deck and indoor amenities on the ninth and 10th floors that are available to all residents, as well as a rooftop lounge for condo owners and members. The development will also offer 6,532 square feet of retail space.

The Calta Group expects to break ground after it’s completed all permitting.
