Miami-based developer Shoma Group recently launched Shoma 88, a 28-story, mixed-use development that will bring 405 apartments to Kendall under Florida’s Live Local Act, which aims to increase affordable housing in expensive areas.
At least 40% of the units, which will average 920 square feet, will be designated as workforce housing. Community amenities will include a rooftop pool with barbecue areas, gym, sauna, business center, kids’ playroom and clubhouse.
Besides the residential component, the development will also include 76,000 square feet of office space, 90,000 square feet of medical office space and 8,000 square feet of retail.
Groundbreaking is slated for first quarter 2025 with an estimated completion within 30 months. Shoma MGMT will handle leasing and management for the property, which was designed by PPK Architects.
“Shoma 88 isn’t just about luxury living,” Shoma President Stephanie Shojaee said in a press release. “We’re creating a space that caters to the diverse needs of the Kendall community, fostering a vibrant hub for residents, workers and local businesses.”

That’s all we need, more housing to add to the already congested kendall traffic and long lines at retail stores who now like Walmart have closed their self check out lanes to make things worse.
