South Florida has some of the priciest — and cheapest — beach towns in America

It’s no secret that the Miami area is known for its ultra-expensive beachfront properties. But South Florida is also home to one underrated beach town that’s affordable to much of the homebuying public.

Deerfield Beach offers both a sleepy-town feel and an array of adrenaline-pumping activities. It also has a median home price of just $157,000, according to a recent report by Realtor.com, making it the fourth most affordable beach town in the country. The report analyzed beach towns across the country by median home value, as well as population and how many properties are currently on the market.

Unlike much of South Florida’s waterfront communities, Deerfield is free of the luxurious and cosmopolitan lifestyle attractions in other popular beach towns like Key Biscayne and Miami Beach. Nor has it seen its stock of waterfront properties skyrocket in price, as has been the case in other South Florida communities this year. In fact, Key Biscayne is ranked the seventh most expensive beach town in America, with an median home price of $1.7 million, according to Realtor.com.

Bucking a trend

West Palm Beach, just north of Deerfield Beach, is having one of the hottest starts of any luxury market in the country, with luxury home prices climbing 22 percent this year. And as the luxury waterfront market expands throughout the area, Fort Lauderdale has been the recipient of escalating luxury unit demand and cost increases, the New York Times reports.

Deerfield Beach offers a variety of homes directly on the beach, many of which come with their own boating docks and other special features. Those willing to move just a few blocks inland, however, can snag a great home without the premium that on-shore beach homes often command. The town is also home to Quiet Waters Park, a place where the adventurous can cable-ski over the water and engage in other beachfront activities, according to Realtor.com.

“This lazy, understated town in southern Florida is blissfully free of partiers and velvet VIP rooms,” the report says. “Flip flops and sundresses are the dress code of choice, and domestic beers are preferred over $20 cocktails. In other words, this place is all about the casual beach vibe.”
