Peggy Fucci is the broker and owner of OneWorld Properties working in Miami. 

Every week, we ask a Miami real estate professional for their thoughts on the top three stories from the week before. This week, we spoke with Peggy Fucci, broker and owner of OneWorld Properties. 

Miami Agent (MA):When you’re working in a specific residential tower, as opposed to a standalone home, what do you differently to market the property?

Peggy Fucci (PF): As our OneWorld Properties motto states “we are your partners from day one.” We like to work with the development team from the first meeting with architects to review floor plans, amenities and all aspects of the tower. We listen very closely to what our buyers are telling us in terms of design and aesthetics, and then aim to translate that literally and figuratively with our developer clients. Traveling the world and looking at the newest projects, truly leads to fresh ideas enabling us to share new ways of doing things.

We create an international outreach program that targets our international clientele from Asia to Latin America and are constantly traveling. Traveling is fundamental. Visiting the cities where your buyers are coming from is crucial. You understand to value the property you are representing when you compare it to what that buyer can obtain for that same price in their own country.

MA: When dealing with multiple buyers from multiple different countries and cultural backgrounds, how do you stay effective and organized?

PF: This was exactly my dream. I always wanted to work globally, hence the name “OneWorld Properties.” As a little girl I played pretend that I was on the line with a client from France while I had someone calling me from Brasil on the other line. Time management according to time zones is very important. My work days don’t stop. I go to sleep responding to emails from China and I wake up to emails from Brasil.

I plan my day every morning starting at 7 am answering emails, and after I put my children to bed I finish my day getting my tasks organized for either Europe or Asia.

I also believe that even though technology is a blessing, nothing replaces face time. Therefore I plan my travel accordingly. If I have to go to South America, I spend a couple of days in Brasil and then off to Colombia, and I am always home on Fridays.

MA: One of our most popular articles this week discussed the ongoing, high-end penthouse boom in Miami. Have you noticed this trend, and what do you think is driving this attraction towards penthouses?

PF: I believe we are seeing a great influx not only from the foreign high-end buyer, but also from our local U.S. market. Miami is finally playing in the global arena and I believe that it’s just starting. Buyers are seeing value on the price per square foot of the penthouse units. If Miami is being portrayed as one of the top 10 cities in the world for investment, the other nine cities on the list are more than double Miami prices. A penthouse is always a trophy property and I believe the value will continue to increase.
