Domestic Buyers Like South Florida, Too!

A new study by Trulia found that domestic homebuyers in the U.S. are just as interested in South Florida's housing as foreigners.

Everywhere we seem to look, stories are popping up about international investment in the South Florida housing market, but a new study offers a reminder that US buyers are just as smitten with the area’s perks – even if those buyers aren’t necessarily in Florida.

According to the study, which was conducted by popular MLS site Trulia, South Florida’s low-price housing has made it a hot spot for American homebuyers, especially in terms of second homes.

“Despite the big price declines, and probably because of the big price declines, we’re seeing so much inbound search activity from people within Florida and especially from outside Florida,” said Jed Kolko, chief economist for Trulia, in a Miami Herald piece on the study.

The study gauged homebuyer interest in South Florida locations by tracking outbound searches from South Florida and comparing them with inbound searches from outside the state. In Broward County, for instance, the inbound/outbound ratio was 2.15, meaning that twice as many homebuyers looked for homes in the county than out.

Of the interested buyers, those living in Northeast have been particularly intrigued by homeownership in a warmer climate. According to Trulia’s data, Miami-Dade is the second most popular search destination for New Yorkers.

The Herald piece specifically mentioned Canyon Ranch, a luxury condo building where 100 of the 130 available units have been sold to Northeastern residents.

“It’s a combination of people who are planning to retire here, and people who see that the prices are anywhere from 25 to 30 percent less,” said Michael Sadov, director of sales.

And as the Herald also notes, the outside investment is needed. Almost half of South Florida mortgages are underwater, and local area homeowners do not, on average, possess the purchasing power to lift the market out of its current rut.
