The Short List: Morris Massre’s Simple Ways to Effectively Manage a Twitter Feed

Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we spoke with Morris Massre, a Realtor with Berkshire Hathaway HomeServices Florida Realty, who shared a few simple ways to effectively manage a Twitter feed. 

7. Twitter reaches more people, and thus more potential clients, than any other social media site. The fact that it is free, incredibly easy to use, mobile and, above all, generates instant gratification for all is reason enough to be using it daily. The object of the game is to attract followers, who then retweet whatever you write so that it reaches as many people as possible.

6. Twitter is easy to set up and should be linked to as many other social media sites as possible. I like to use Hootsuite to post. It allows me to post to up to five sites at once so that I do not have to open five individual windows. When setting up your profile, be sure it contains a quality headshot, complete real estate related profile and background that pertains to your area of work expertise.

5. In order to build an audience, it is important to post daily about relevant news, issues and listings that are occurring in your area. Simply writing a little diddy about what you had for breakfast this morning is not going to attract any followers or generate any leads. Write a short snippet about what you know, and always include either a picture, or newsworthy article, or both.

Articles are easy to find. I like to look for local and national real estate related news websites. If you find an article that you deem newsworthy, simply copy and paste the article’s URL into the Twitter feed and add a little personal insight or call to action.

Above all, however, every single tweet should have a hashtag before every relevant word so that those who are looking for a Realtor in Columbia, S.C., for instance, can find you.

4. Use Twitter as much as possible in conjunction with Instagram for all of your listings. There is no faster way to reach the buying masses if you want to sell a listing quick. When taking on a new listing or sitting at an open house your twitter feed should be jumping off of the pages. Start by taking as many pictures of the home and surrounding community as possible. Then upload each picture individually or as a cute little package onto Instagram first with a brief description and all of the effective hashtags. If linked, it will instantly upload to Twitter immediately.

For instance, you just uploaded a picture of a house and now you want to advertise an open house or broker’s open. Simply type in the following: #Open #House in #WestonHills today at 1234 Sycamore St. in #Weston #Florida from 12-3. Free refreshments. #FloridaRealtor

Now do that again and again with every single picture. You can even upload a 30 second video!

3. Why use hashtags? Because that is how people find you. When someone in, say, Omaha, Neb., is looking to buy or sell a home, they will go to Twitter and do a search that will look something like this; #Omaha #Realtor #Nebraska #RealEstate #Realty. If your name doesn’t come up, you are doing something wrong. I had an occasion when I was at a listing appointment and this was a big part of my listing presentation. The seller asked me why it was so important, and I told him to pick up his iPhone and Google any keywords he thought might pertain to selling a home in his area. Sure enough, the first thing he found was my photo and bio.

2. Here is what not to do on Twitter, or any other social media site for that matter: Under no circumstances should you ever post illicit pictures of yourself doing something stupid, especially one of you at a party holding a big red solo cup. You are a professional. Keep it that way.

1. And finally, if you are too lazy to scour the web for real estate news, pick up your iPad and upload a newspaper app like Zite. You can customize to fit your area of expertise or city. When you open it every day only news about what you selected as your interest will come up. Now you can select the articles you want to tweet instantly. In order for this to be effective, however, tweeting must be done every day even it is only one tweet.
