GID Residential expands to Georgia, Florida and Mid-Atlantic

Multifamily developer GID Residential Partners has continued to expand its footprint by entering the FloridaGeorgia and the Mid-Atlantic markets. 

Launched in October 2025, GID Residential is the apartment development platform of global real estate investor GID. Since its launch, the firm has established a pipeline of 3,500 apartments in Atlanta, Houston, Austin and Denver. 

In announcing the expansion, GID Residential said senior managing directors Omar Del Rio, Josh Boling and Duncan Jones will lead the Florida, Georgia and Mid-Atlantic initiatives, respectively. 

Del Rio has more than 30 years of real estate development experience with leadership roles at Related Companies, Fairfield Residential, Gables Residential, Quaterra and, most recently, Palm Beach Gardens-based Eastwind Development. 

“Florida is a dynamic, active region and is an important growth opportunity as we continue to build-out GID Residential Partners,” GID Residential President Sean Caldwell said. “Mr. Del Rio’s deep local knowledge, leadership and experience make him both a great fit for our rapidly growing platform and is exceptionally well positioned to lead our efforts and establish a strong presence in the region.” 

Boling has been in real estate for 22 years, including 13 years across the broader Georgia market. He spent the last nine years as chief development officer at Atlanta-based Audubon Communities. 

“Georgia is an attractive market for our residential platform, given its ongoing economic momentum,” GID Development President John Gagnier said. “Bringing on experienced leaders like Josh is critical to our approach as we expand into these important regions.” 

Jones has 20 years of multifamily experience, including 16 years in the broader Mid-Atlantic region, including Virginia, Washington, D.C., suburban Maryland and North Carolina. He served as senior vice president and director of multifamily at Washington, D.C.-based Akridge for the last seven years. 

“Expanding into the Mid-Atlantic represents a natural next step as we strategically scale GID Residential Partners,” Caldwell said. “The region offers a compelling opportunity for long-term growth, and Duncan’s strong experience across these markets positions him well to lead our efforts and establish a meaningful presence.”
