eXp Realty has entered an agreement with Realtor.com, Homes.com and ComeHome.com to syndicate upcoming home listings on a “coming soon” basis.
The agreement follows the announcement that REMAX, HomeServices of America, Side, Keller Williams and United Real Estate entered a similar deal with Zillow in which sellers can list their homes on a pre-market basis.
That move, meanwhile, precipitated Compass’ dismissal of its antitrust lawsuit against Zillow, which Compass accused of enacting a “Zillow ban.” Compass said Zillow unfairly prevented home sellers from listing on its platform if they listed their properties on Compass.com or Redfin.com before marketing on Zillow.
Beginning April 15, eXp Realty’s agents will be able to place “Coming Soon” listings on Realtor.com, Homes.com and ComeHome.com at their client’s request, subject to local MLS rules. The listings will be distributed via the Zenlist app, which allows agents to share property details and photos.
“Our philosophy is simple,” eXp Realty CEO Leo Pareja said. “If a home is being marketed to the public, consumers deserve the opportunity to see it. Our role as an industry is to create the most open and efficient marketplace possible for buyers and sellers. This is not about limiting where listings appear. It is about expanding visibility and giving sellers the widest possible audience while maintaining compliance with MLS rules and local regulations.”
In announcing the agreement, eXp Realty noted that its pre-market syndication deal with the platforms is not exclusive; any portal may share eXp listings on “equal terms,” subject to applicable MLS rules and seller authorization.
