335-home luxury community headed for former Tamarac golf course

13th Floor Homes recently purchased the former Woodlands Country Club in Tamarac, where it plans to develop The Woodlands, a luxury community of 335 single-family homes. 

The sale price of the 270-acre site was not disclosed, but local publication Tamarac Talk put it at $14 million, citing records. 

Homes in the community, located at 4600 Woodlands Blvd., are expected to be priced from the $700,000s to over $1 million and range from three to five bedrooms with customizable floor plans. 

Amenities in the community, which 13th Floor said will have “a midcentury-modern design aesthetic,” will include over 160 acres of open space and lakes, landscaping, a five-mile recreation trail and controlled-access gates. It will also offer a clubhouse with fitness center, café and multi-purpose room, as well as a resort-style pool and spa, paddleball and tennis courts, outdoor gardens and entertainment/lounge areas.  

Construction is expected to start later this year, with completion of the first homes slated to begin in late 2025.  

“Following years of strategic planning and community collaboration, we’re excited to move forward with our latest residential community, The Woodlands, nestled in the heart of Tamarac,” 13th Floor Division President Mike Nunziata said in a press release. “13th Floor Homes is committed to enhancing the community’s landscape with upgraded infrastructure, lush greenery and neighborhood amenities including walking and jogging paths, a new gated entrance and a modern clubhouse.”
