$100 million penthouse at future Mandarin Oriental tower hits the market

Swire Properties Inc. recently launched sales at The Residences at Mandarin Oriental, Miami, including a $100 million penthouse. 

The Residences will occupy one of the project’s two towers on Brickell Key. The other tower, which will share an amenity podium, will house what will become Mandarin Oriental’s North American flagship hotel, as well as an additional 66 condominiums and 28 hotel residences. Construction is expected to begin in 2025 with occupancy starting in 2029. 

The penthouse is being offered as a duplex residence but can be sold as two individual homes. The combined duplex will offer 23,000 square feet of space, including 16,000 square feet of interior space and 7,000 square feet of private outdoor space.  

The interior is designed by Tristan Auer and offers 30-foot-high ceilings in some areas and a spiral staircase. It will have a private infinity pool, a sky cabana, which can be transformed into an additional bedroom, and a private parking garage accessed by private elevator.   

Other residences coming to market include two-bedroom condos starting at $4.9 million, three-bedrooms starting at $5.8 million, four-bedrooms starting at $10.5 million and five-bedrooms starting at $17.5 million. Fortune Development Sales is exclusively handling sales.   

Amenities are situated in an 80,000-square-foot podium and include 10 pools with a poolside lounge serviced by Mandarin Oriental, a hammock forest with gardens, art walk, indoor golf simulator, game room, private screening lounge and children’s club and activity center. There will also be signature fine-dining restaurants in the hotel, an outdoor dining pavilion, tea pavilion, glass-encased private dining room with chef’s kitchen and a wine cellar. 

“Launching sales at The Residences at Mandarin Oriental, Miami, is a monumental event for us,” Swire Properties President Henry Bott said in a release. “We are excited to unveil the full scope of the project and share details of the incredible Miami lifestyle that can only be offered here. The development is a showcase of our continued commitment to the neighborhood, which started 40 years ago when we conceived Brickell Key.”
