Fortune Development to handle sales, marketing of Swire’s Residences at Mandarin Oriental

Fortune Development Sales has been appointed as the exclusive sales and marketing agent for Swire Properties’ Residences at Mandarin Oriental, Miami.  

The Residences will be situated in two towers at the southernmost point of Brickell Key, which has been developed by U.K.-based Swire over the last 40 years. Upon completion, the first tower will stand over 800 feet tall and offer 228 two- to four-bedroom homes with floorplans ranging up to 4,700 square feet, plus two duplex penthouses of more than 7,000 square feet apiece. The second tower is approximately 400 feet tall and houses the newly built Mandarin Oriental Hotel with 121 guest rooms, 66 private residences and 28 hotel residences. 

Fortune, which is an affiliate of Christie’s International Real Estate, will handle sales of the residences when they kick off in early 2024. Through the strategic partnership between Christie’s, Fortune and Swire, buyers at The Residences will have access to Christie’s fine art auction house and international network. 

Both towers offer near-panoramic Biscayne Bay views and are connected by an expansive resort-style podium with over 100,000 square feet of amenities, including multi-tiered infinity swimming pools, private cabanas, executive workspaces, dining rooms with chef kitchens, restaurants, a signature spa and health and wellness facilities. 

“The Residences at Mandarin Oriental, Miami, is the pinnacle of Swire’s four-decade-long journey in developing Brickell Key, and it was essential we selected a stellar team to represent this property in Miami and around the world,” Swire President Henry Bott said in a press release. “By working with Fortune and Christie’s, we are ensuring The Residences will become a truly global destination.” 

Kohn Pedersen Fox designed the exterior architecture of both buildings of The Residences, while Parisian designers Tristan Auer and Laura Gonzalez are handling the interiors of the Residences and hotel, respectively, and the Thai firm Shma will be in charge of landscaping. The Residences represents the first new development commission for Auer, Gonzalez and Shma in the United States.

    Yep, another, still taller, tower on Brickell Key, where Swire properties sold some other “luxury” buyer unobstructed views just a few years prior. Happened again and again. Nothing luxury about being crammed onto a tiny manmade island with one causeway on and off…
