Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we talked with Sylvia Romagosa, a broker with Capital Real Estate Brokers, shared her strategies for maintaining a successful business.

7. Creating a successful real estate business depends on your motivation to learn and implement effective ways of establishing lasting relationships and preserving former clients. When people think real estate, they should think of you!

6. Obtaining a real estate license is the easy part. Building a successful business is the challenge. Find a successful agent or broker and establish a mentoring relationship with them. There is much to learn about real estate transactions. It’s not just about “sales.” Participating in the process with a seasoned agent will help you feel more capable and confident.

5. Choosing your first broker wisely can have an impact on the success or failure of your business. Your choice should not be solely based on commission splits. Understand your goals, income and training needs. Although there may be brokers who offer leads and high splits, are you going to receive the training and support you need to handle those transactions?

4. Much like any small business, real estate can be 24/7. However, it is very important to manage your time wisely and not become consumed by the business. Finding a healthy balance is extremely important to your success. Never lose perspective of your personal life. Prioritize: Family, friends and your health.

3. In today’s real estate world, social networking, blogging and an overall internet presence has had a major influence on real estate marketing. Begin your business by integrating technology and create an Internet presence.

2. Find innovative ways of introducing your business to the local market. You may eventually want to consider specializing in a niche market. Many successful Realtors and brokers have tapered their marketing efforts to focus on a specific area, consumer or type of property. Finding opportunities that appeal to you can be a very rewarding approach.

1. When you enjoy your work, you’re likely to be good at it and therefore successful.
