Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we talked with Charlette Seidel for her strategies on working with out-of-town homebuyers.

7. For out-of town-buyers, plan to spend time educating them to our wonderful city.

6. You need to find out what lifestyle they are looking for, schools, urban or suburban, commute, shopping, big yard, no yard, etc. I recommend creating a questionnaire and emailing it to them. Otherwise, you could waste a lot of time looking for the wrong property.

5. Once you get that information, put them on alerts from the MLS, so they become familiar with our style of housing, and particularly the prices. Often they are in “sticker shock.” That helps a lot. Also, explain the MLS system, as they may not be familiar with it as you have access to all the listings.

4. Mail them a great map of the county, or a city map if they have a specific area in mind.

3. There are great city websites that out-of-town buyers can use for research.

2. Constant communications are vital, and plan to spend time; they always have a lot of questions!

1. In return for all your time, ask for their loyalty – not to call another agent when you are working for them and spending the time.
