    Since i am a real estate broker I feel no need to prove anything to anyone. I enjoy working at home in the a.m. and weekends. My 80-20 split is fair as I have a private office of my own within the company, all the supplies I need, all the stamps I require and a weekly ad in the Miami Herald Neighbours, section. I can open my own brokerage but at this stage in my life I do not need the extra stress.
    There is one agent in my office that might cause me to leave as she is constantly annoying my partner and myself. If the broker does not stop her from her harassment then we will leave.

    Sorry but my well being and that of my partner is my number one priority.

    it is tougher real estate market. harder to get listings and harder to make deal working with buyers.

    Miami is in a unique position at the moment. Our inventory is at almsot an all time low. Prices are rsing in the better neighborhoods. Most single family listings are gettin multiple offers and some are selling for more than the asking price. As always, the buyers know the market better than anyone, including us agents, and they are setting the pace. They know what they want, they know the market, they have pent up demand, and they sense the lack of inventory. Soon mortgae interest rates will rise, so most wnat ot lock in now.

    The market is good, difficult to get financing, biggest problem I have is unprofessional, unethical agents. Their listing goes on the MLS and you can’t get into to see and wonder of wonders it is sold by the time they contact you back. Why even bother with the MLS???Wil;l echo someone else, thank Gosd for all cash buyers.

    The difficult situation now is convincing buyers that it has become a sellers market when they have been in the drivers seat for a few years. They feel like you are not on their side (all this sounds familiar?) On another note, the brokers open situation in area 41 in very inefficient. Grove and Gables should be open one day and Pinecrest, etc another day. Or any combination thereof. The brokers conducting a brokers open, could go out the next day and see some property. We spend lots of time setting up a lunch and 2 people come. There is too much to visit in a 2 hour time span
