Miami Pending Home Sales Up 29 Percent in February

Year-to-year pending home sales rose sharply in Miami-Dade County.

Pending home sales in Miami-Dade for February increased 14 percent from January and 29 percent year-over-year to 3,695 units, according to the latest data from the Miami Association of Realtors (MAR).

Specifically, single-family homes ruled the month, increasing by 49 percent year-over-year, though condominiums were still up an impressive 17 percent from last year.

Martha Pomares, 2012 chairman of the board of MAR, said that Miami’s rising demand has correlated with falling inventories.

“Despite the significant decline in housing inventory in the Miami real estate market, we continue to see rising demand,” Pomares said. “Rising pending sales point to increased future demand locally, as Miami continues to attract U.S. migration, in addition to substantial international buyers and investors and second and vacation homebuyers.”

Total cumulative pending home sales, which is all sales cumulatively pending at the end of the month, were 4.1 percent above what they were a year ago, up from 11,544 to 12,011, and 1.0 percent higher than the previous month. Cumulative pending condo sales were up 3.1 percent from last year and 3.0 percent from January, and single-family sales were up 5.4 and 7.0 percent for the same time periods.

MAR Residential President Patricia Delinois said a number of factors have gone in to Miami’s exceptional sales data.

“Population growth in Miami coupled with declining supply, limited land available for construction and increasing demand will continue to drive appreciation,” Delinois said. “Miami continues to draw worldwide attention from buyers and investors who are taking advantage of the opportunities, lifestyle and local amenities our market has to offer.”

Nationally, the Pending Home Sales Index declined 0.5 percent from January to February from 97 in January, according to the National Association of Realtors.
