Every week, we ask a Miami real estate professional for their thoughts on the top three stories from the week before.

This week, we talked with Giovanni Caloretti and Roberto Malca, executive sales associates for Cervera Real Estate in Miami. The two work as team and are currently working on the Biscayne Beach condominium complex, which is in the process of development.

A Miami resident since 1994, Caloretti has been in the real estate business for 10 years and began working for Cervera Real Estate in 2011. He primarily focuses on homes in Brickell and downtown Miami. Malca primarily focuses on South Florida luxury properties, serving clients in the United States, Latin America and Europe. He won both a Quarterly Top Producer Award and Most Improved Award in 2012.

Miami Agent (MA): Do you use any real estate apps? How do they help your business?

Giovanni Caloretti & Roberto Malca (GC & RM): The app that we use the most is the electronic key app, E-Key.  It’s an electronic lockbox, so instead of using codes, we use the E-Key to get into the apartments, directly from our phone. It helps a lot, because it saves time and makes things more convenient and easy for us.

MA: Nationally, foreclosures were at their lowest level since 2005 this past June. Are you seeing many foreclosures in your area?

GC & RM: To be honest, lately, we don’t see any foreclosures in the area. Everything is for sale, and the market has gone up a lot and has come back strongly. Foreign buyers from South America, the U.K., France and other foreign countries are interested in the Miami market.

We have the beach, and a lot of people come here for vacation, so that’s why we see a lot of business coming from those areas. And based off what we’re seeing, it looks as though the market will stay this way for a while.

MA: What are your predictions for Miami’s housing market for the remainder of the year? Have your predictions changed since the start of the year?

GC & RM: We think the market is going to keep going up. The beginning of the year started really strong, and it’s continued ever since. It is a strong, steady market. We focus on a lot of new development and pre-construction, and those areas especially are improving and looking really strong.
