Every week, we ask a Miami real estate professional for their thoughts on the top three stories from the week before. This week, we spoke with Patricia Delinois, CEO of Century 21 Premier Elite Realty. Patricia was elected 2012 residential president of the MIAMI Association of Realtors, the largest association of its kind in America. Patricia is also a celebrated TV personality, speaker and best selling author.

Miami Agent (MA): Could lock-in rates for fixed-rate mortgages affect consumers?

Patricia Delinois (PD): Yes. We are now experiencing a trend toward interest rate lock-ins, but lock-in rates are not for everyone. Buyers need to ask themselves how long they plan to stay in the home they are purchasing. Interest rate lock-ins come at a cost and may not always help if rates go down. If a buyer is planning to stay in a home long term, then it may make sense to lock in the rate, in case rates continue to rise. Rate lock-ins are a conservative approach to making sure that buyers are getting a mortgage rate that is affordable, so they don’t have to worry.

I do not think lock-ins will affect our market now. I am more concerned that buyers make the right choice for their individual financial situation. I do recommend that buyers use a mortgage professional who pays attention to the market and will help guide them to the right decision.

MA: Our last Inside Edition dives into what it takes to be a top producer. What, in your opinion, are the essential traits and habits of a top producing agent?

PD: To be a top producer you must be 100 percent dedicated and committed to your career. Most people see the glamorous side of our business; what they do not see is the long, tedious hours of hard work that lead up to that final sale. The committed top producer will always go that extra mile when necessary. Also, a top producer really listens to their clients and their needs. They make their clients feel important and regularly communicate with clients, and realize that consistent follow up is crucial. I have seen many agents drop the ball in this area, and that could eventually cost an agent the deal or future deals. They believe in excellent customer service. Top producers embrace technology, too, and they are not afraid to creatively use technology to help get and sell listings. They are persistent and do not give up easily! Top producers know the market they are working inside and out. Lastly, top producers truly believe in what they do and are passionate about the real estate business. They always stay focused, motivated and positive!

MA: What industry changes are you keeping an eye on in 2014?

PD: More and more agents are turning to social media to help them engage and connect with clients. Innovative video marketing is also the new must have, and real estate marketing is not as localized as it once was; agents now turn to a more global focus for all their marketing. Foreign investors are so anxious to buy in the United States, and they are ready and willing to make offers and place deposits. Agents are creating more of a global edge to their real estate practices.
