Sales for Miami-Dade single-family homes and condos grew in December, according to the latest data from the MIAMI Association of REALTORS® and the MIAMI Southeast Florida Multiple Listing Service.
Total home sales in Miami-Dade County grew 5.9% year-over-year in December from 1,764 to 1,869.
The single-family market experienced upward trajectory for the fourth consecutive month with 3.74% year-over-year growth from 829 to 860.
When broken down by price point, luxury homes saw the greatest sales growth. Sales for homes priced starting at $1 million climbed 12% compared to the same month last year.
Existing condo sales grew 7.91% year-over-year in December from 935 to 1,009. The market has seen growth in three out of the last four months.
Condos priced starting at $1 million ticked up 2.45% year-over-year. Meanwhile, the affordable condo market, defined as condos priced between $400,000 to $600,000, saw sales growth of 2.97%.
Inventory remained low, especially when compared to pre-pandemic levels. Total housing inventory in Miami-Dade County sits at 17,266, 17.3% below where it was in December 2019.
