Germany-based hotelier Cloud One Hotels has launched sales at The Cloud One Hotel & Residences Wynwood, a new hotel-condo development set to rise in Miami’s arts and entertainment district.

Located on the top three floors of the eight-story building, the 85 condominiums will range from 450 square feet to over 2,200 square feet and be accessed by a private lobby and reception area separate from the hotel. Prices start in the high $500,000s.

The project is the first ground-up construction in the United States for Cloud One Hotels and the brand’s first residential development. The half-block site at 2215 NW 1st Place has already been cleared. Groundbreaking is scheduled to begin later this year, with completion expected in late 2027.

Cloud One is being developed by a joint venture including Cloud One Hotels’ parent, the Motel One Group, a Munich-based company operating 100 hotels in 13 countries; Ralf Büschl, founder and chairman of the BÜSCHL Group of Companies; and Sebastian Lüdke, founder of ALP.X Group.

Fortis Design + Build of Miami is the local development manager, while HWKN and ODP Architecture are the architects, and Design MAWD | March and White Design are the interior designers.

The residences will include a mix of studio, one-, two- and three-bedroom loft-styled homes, including 15 duplex penthouses with ceilings up to 22 feet. Community amenities will include a landscaped rooftop with swimming pool and deck, food and beverage service, indoor-outdoor restaurant and bar and fitness center.

“With our first hotel in Miami, we are excited to bring The Cloud One Hotels’ unique blend of high-quality design, inspiring interior and smart comfort to the heart of Wynwood,” Motel One Co-CEO Stefan Lenze said. “This launch is another milestone in our international expansion and U.S. growth strategy as we continue to build our brand in dynamic urban destinations.”
