2025 real estate development predictions

by South Florida Agent

Featuring the perspective of:

Carlos Rosso
Founder, Rosso Development

Can you tell us about your plans for 2025?

Carlos Rosso: The Standard Residences, Midtown Miami has nearly sold out and construction is well underway, marking a tremendous milestone for both our dedicated team and our valued buyers. The neighborhood’s continued transformation is remarkable, and we’re seeing it with new projects like acclaimed chef Jean-Georges Vongerichten’s upcoming restaurant at Miami Tropic Residences just two blocks away from our project. While I can’t share specifics yet, I plan to remain deeply involved in Midtown’s evolution, with plans that will continue shaping its future.

Will agents be important to your plans in 2025? If so, how?

Rosso: Agents are crucial and play an essential role in the pre-development process. They are vital connectors to our diverse buyer base locally and abroad. With Miami’s continuing to attract buyers and business relocation from around the world, fostering strong agent relationships is key to capturing these opportunities.

Which type of new-construction housing (condo, town home, single-family) do you expect to be most in demand in 2025?

Rosso: We will see increased demand for newly built condos. Miami’s rapid growth and unique geographic constraints, bordered by Biscayne Bay and the Everglades, create a need for increased density within the city’s limited urban parcels. As neighborhoods evolve and the region becomes more interconnected, we’re identifying strategic sites for mixed-use developments in “connector” locations. These projects will bridge distinct communities, enhance walkability and maximize Miami’s remaining land. There is still a lot to do.
