Home sale sets record for Miami Shores

A waterfront home in Miami Shores recently set records for total sale price and price per square foot in the community.

The single-story home at 9767 NE 13th Ave. closed at $8.695 million, equating to $1,707 per square foot. The home features five bedrooms, 4.5 baths, a rooftop deck, circular driveway and large pool.

The buyer was represented by Chad Carroll and Brett Eaglstein with Compass, and the seller is Cooper Florida Estates LLC, represented by Jeffrey Fields with ONE Sotheby’s International Realty. 

The property was marketed as an opportunity to develop two bayfront homes, each with 14,000 square feet of land and 93 feet of water frontage, or to build one custom mansion with 187 feet on the bay. 

“A property of this magnitude, a double lot with open bay views and nearly 200 feet of water frontage, is a rare find,” Eaglstein said. “The buyers saw an opportunity to build their dream home on one lot and the other half can be transformed into an incredible recreation area with a luxurious pool and amenities like a basketball, tennis or pickleball court. At some point, the buyers can separate the two logs and sell half to recoup on their initial investment.”
