American Home Shield: Average home sizes vary dramatically across the U.S.

The average median home size varies drastically across the country, according to American Home Shield’s 2022 American Home Size Index.

Using Zillow, the home-warranty company analyzed nearly half a million home and condo listings across the U.S. to determine how home sizes and costs have shifted since 2018. Utah topped the list for the largest median home size, at 2,800-square-feet, while Hawaii was identified as the state with the smallest median home size, at just 1,164-square-feet. Hawaii is also the state with the most expensive price-per-square-foot.

When it comes to individual cities, Colorado Springs, Colorado, leads the list with a median square footage of 2,760. Unsurprisingly, the city with the smallest median square footage is Honolulu, with a median of 825 squarefeet.

The report also analyzed increases and decreases in median size pre- and post-2018. Tampa, Florida, saw the largest increase in median home size with an 88.88% increase. Other cities with notable increases in median home size include Chicago with a 74.42% increase and Atlanta with a 44.79% increase.

Conversely, Seattle has seen the largest decrease in median home size with a 29.75% decrease since 2018.
