Florida is home to 15 of the top-selling master-planned communities (MPCs) in the nation, according to a year-end report by RCLCO Real Estate Consulting.
Since 1994, RCLCO has conducted an annual national survey identifying the 50 top-selling MPCs in the country. The ranking is based on total new-home sales as reported by each community.
Central Florida’s The Villages took the spotlight once again as America’s No. 1 community for sales volume. Sales rose 65% year over year in 2021, from 2,429 to 4,004. Sarasota’s Lakewood Ranch ranked No. 2 on the list and is the nation’s top-selling all-ages community, with sales rising 25% from 2,060 to 2,574.
Overall, sales in the 50 top-selling MPCs grew by a modest 5% from 2020, with a 14% decrease in sales during the second half of the year compared to the first, the report noted.
“The results of this year’s top-selling MPC report confirm that demand for new single-family homes within MPCs remains high, with favorable demographic tailwinds suggesting this strong demand will continue in 2022,” said Gregg Logan, managing director of RCLCO. “However, supply chain disruptions and the lingering impacts of COVID-19 have prevented many MPCs from fully capitalizing on the growth in demand seen over the past year. As these challenges are resolved in the coming months, we are optimistic for the success of master-planned communities in 2022.”

• Wellen Park, Venice (No. 6) — 951 sales, a 33% year-over-year decrease
• On Top of the World, Ocala (No. 9) — 832 sales, a 66% year-over-year increase
• Nocatee, Jacksonville (No. 12) — 941 sales, a 22% year-over-year decrease
• Viera, Melbourne (No. 13) — 732 sales, a 3% year-over-year increase
• Babcock Ranch, Punta Gorda (No. 14) — 714 sales, a 32% year-over-year increase
• Latitude Margaritaville, Daytona Beach (No. 16) — 707 sales, a 10% year-over-year increase
• Lake Nona, Orlando (No. 18) — 685 sales, a 6% year-over-year increase
• Ave Maria, Ave Maria (tied for No. 24) — 646 sales, a 28% year-over-year increase
• Epperson, Wesley Chapel (No. 27) — 638 sales (other data unavailable)
• Tradition, St. Lucie (No. 29) — 613 sales, an 11% year-over-year increase
• Westlake, West Palm Beach (No. 30) — 608 sales, a 15% year-over-year decrease
• eTown, Jacksonville (No. 36) — 548 sales, a 31% year-over-year increase
• Bexley, Land O Lakes (No. 39) — 510 sales, a 15% year-over-year decrease
