The most expensive new construction home sale in Pinecrest, based on price per square foot, was at 6065 SW 109 Street, for $4.56 million.
This home has all the bells and whistles. It is a tropical modern estate with 7 beds, 7 baths and 7,994-sq. feet of interior space and a 37,461 sq. foot gated lot. It also includes impact windows, doors, spectacular eat-in-kitchen with Thermador appliances, wine cellar and wet bar.
There is a resort style pool and spa, covered terrace, with summer kitchen, 3 car garage, mud room/laundry room, gas fireplace and staff quarters. The master suite also includes huge walk-in closet, spa like bath with double vanities, shower and soaking tub.
The Seller is Sierra Development represented by Michael Martinez with ONE Sotheby’s International Realty. The buyer is Noelle Pallais, represented by Maria Carmen Mayoral from Luxe Properties, LLC, according to public records. Michael Martinez has sold six out of the 10 most expensive new homes in the Pinecrest area, based on the price per square foot basis.
Record sales in Pinecrest represents the increased demand for new construction in South Florida overall. There has been a shortage of building materials, as production decreases in factories due to the partial opening or complete shutdown of mills due to the pandemic. Martinez has seen this firsthand, noting that there are shortages on plywood, metals, concrete and appliances. Developers are increasing prices to cover the increased cost and builders and developers note that building costs are rapidly increasing while shortages remain causing completion delays.
