Every week, we ask a real estate professional for their thoughts on some of housing’s most pressing issues. This week, we talked with Eloy Carmenate, executive director of Douglas Elliman Florida.
Miami Agent (MA): How can agents form better relationships with the developers they work with?
Eloy Carmenate (EC): I believe agents can form better relationships with the developers they work with by having a general knowledge of design, architecture and having a pulse on the market key factors. A strong network with brokers is also a must.
MA: Recently we ran an article discussing the recent reemergence of the McMansion (oversized mansions) trend. Have you noticed this in South Florida, and what do you think the trend could mean for the market?
EC: Yes, especially in Miami Beach where the lots tend to be smaller. Recently, a series of spec “McMansions” has burgeoned a building boom in Miami, and they’re very popular with buyers. The city, however, has reacted by trying to rezone the lots in order to downsize the density of the homes
MA: As the sales director for the new Eighty Seven Park Project in Miami Beach, what will be your strategy for demonstrating the value of this particular development compared to others in the area?
EC: Eighty Seven Park has a lot of attributes that other developments simply do not and could never have. Its oceanfront location and the fact that it borders a 35 acre park will provide some of the most stunning unobstructed vistas in Miami Beach. This coupled with master architect and Pritzker award winning Renzo Piano will make this imposing structure not only valuable but a sought after commodity.
