Every week, we ask a real estate professional for their thoughts on some of housing’s most pressing issues. This week, we talked with Andres Valdivieso, sales director for MUSE Sunny Isles.
Miami Agent (MA): As someone who’s built their career on international sales, how do you foresee America’s new relationship with Cuba affecting South Florida real estate?
Andres Valdivieso (AV): The renewed relationship between Cuba and the U.S. is truly exciting. However, most of the biggest developers here in Miami have recently visited Havana and determined that it will be many years before the U.S. market begins to consider opportunities in Cuba over South Florida. The main reason for this opinion is tied to the vast infrastructure improvements that are required inside Cuba before the American market begins to purchase residential real estate there.
MA: For part of your career you worked in New York. Now that more people from New York are buying homes in Miami, what is it about the city that’s attracting New Yorkers, as well as other domestic buyers?
AV: Miami has a lower price per square foot versus places such as New York. You’ll receive more space in a property here for the amount you’re paying there. There’s also a high concentration of UHNWI’s (Ultra High Net Worth Individuals) in our city and that number continues to grow tremendously. For this reason, there are more businesses coming to Miami, which includes financial institutions, technology companies and innovative start-ups. Miami also has its unbeatable weather. We are the definition of paradise and we also keep our identity as a cosmopolitan area. In our ISG World Miami Report, you will not only find comparables with New York, but also with other major international cities. We illustrate why Miami is a city of choice to wealthy individuals around the world.
MA: What is it setting MUSE Sunny Isles apart from the other ultra-high-end developments in the city
AV: The conceptual architecture of the project is like no other you’ve ever seen, providing vast and fully finished outdoor spaces in every residence including sound systems and summer kitchens. We offer more than 150 linear feet of unobstructed ocean views.
In today’s market, attention to detail and personalization of your home are key factors when choosing where to buy. The developers, PMG and S2 are the experts on that. A whole world sets Muse apart from the other projects; from having a boutique approach with only 68 units, to featuring more than 50 feet of frontage on each residence. The residences are extremely spacious and some private balconies are more than 1,200 sq. ft. All of these factors blend together to create fully finished state-of-the-art residences equipped with the highest quality and latest technology. This is a masterpiece being created with each one of our buyers in mind. They’re our inspiration.
