Every week, we ask a real estate professional for their thoughts on some of housing’s most pressing issues. This week, we talked with Melanie Yeary, a Realtor with Balistreri Realty. 

Miami Agent (MA): Online you say “exceptional customer services” sets you apart as a Realtor. What do you mean by that?

Melanie Yeary (MY): I always respond quickly to all emails, text messages and phone calls. If a client contacts me with a request, I help them immediately or whenever possible. I bring bottled water for my buyers while out home shopping in the Florida heat. I go above and beyond when there is a multiple offer situation in order to get my buyers offer accepted. I do open house events for my sellers, and I have an 18 step action plan for selling homes.

MA: Cash sales in Miami have been slowly falling this year. What do you think is driving this trend, and how, if at all, has it affected your business?

MY: There are a lot of first time home buyers purchasing properties and they are usually not cash buyers. Rates are low for mortgages, so many people are taking advantage of that.

MA: Some say a strong U.S. dollar is going to dissuade international buyers from purchasing in the U.S. Is that a growing fear in Miami, and if not, what is keeping the international crowd around?

MY: I believe that Miami will always have alot of international buyers. We have investors from all over the world purchasing properties in South Florida where it’s always warm. Plus rental prices are at the highest in a long time, so many investors are snapping them up and getting paid huge rents.
