Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we spoke with Agustin Cantens with Luxe International Realty, who shared his tips for how to distinguish yourself from the competition.

In all my years in the industry, including before I earned my brokers license, the question most new agents asked me was: How do I standout? How do I separate myself from the field?

You would think that what I am about to tell you is a heavily guarded secret, but truth be told, it is more common sense than anything else:

4. Most important thing you can do to stand out – Pretend that you are your client. Treat your client with the same respect and watch out for your client as if it was your money on the line.

3. Be professional and courteous to your colleagues – There is no greater referral than one of your clients asking another agent about you and that agent giving you a great review.

2. NEVER, EVER PROCRASTINATE – Schedule your showings early so you can get access to as many listings as possible. I know most listing agents hate getting a call for a showing request 15 minutes before the showing. If you tell a client you’re going to send something today, send it today.

1. Put it all together – All of these points add up to one thing and one thing only: Be as professional as possible. If you were not on time for your real estate exam you would never have earned your license.

Standing out in the crowd is as easy as just going the extra mile and once you get there go a few more miles just for good measure.

For 13 years Cantens served as president of Service Mortgages Underwriters, but in 2007 began exploring different facets of the market, becoming an owner and broker at Luxe International Realty. In 2012, Cantens joined the The Complete Hombuying Center team as a broker.

Everything Agustin just stated should be common sense in this field. It surprises me how many agents do not understand what professionalism is and do not follow these simple rules. Some agents do not even dress appropriately as a true professional should. They show up to listings or meetings like they are going to hang out on south beach. I understand we are in Miami but if you want to be taken serious and truly stand out just follow these simple common sense rules. This will take your career to a new level and will improve your image as a true professional.
