Every week, we ask a Miami real estate professional for their thoughts on the top three stories from the week before.
This week, we talked with Nancy Iliffe, a member of the Master Brokers Forum and one of the highest-performing agents in South Florida.
Miami Agent (MA): Say an agent is starting out, and he or she wants to become a top producer, the topic of our latest Inside Edition; what would your two biggest tips be for them to reach that status?
Nancy Iliffe (NI): First, there is no substitution for hard work and dedication. Be an expert in your field. And second, make an effort to work by referral. Client referrals can be the key to a long productive business. Take time to build and keep relationships with clients, friends and colleagues by keeping in touch with personal notes, a call or a lunch dates, and always remember to ask for referrals.
MA: There are numerous options out there for today’s homebuyers; what kinds of amenities/styles of homes appear to be garnering the most among your buyer clients?
NI: Empty-nesters prefer urban locations, and smaller, sophisticated homes with “jewel box” amenities. Elevators, gas cook tops and ultra luxurious closets are at the top of the list. Younger couples look for contemporary open floor plans with high ceilings, quartz counter tops and Impact glass windows. Everyone wants to be near city centers and local schools to avoid a long rush hour commute.
MA: And finally, can you explain the value of good real estate photography when it comes to listings?
NI: I am a fanatic about quality photography. Find the best photographer and build a business relationship. Make sure he or she knows what you expect and always be present for the photo shoot. The pictures tell the story and since almost everyone shops online, they are your best opportunity to impress a buyer you have never met or an agent with a ready buyer. A good quality color brochure from a past listing may be your best calling card during a listing presentation.
