In 2017, our association took on the challenge of completing one of the largest mergers in the history of the National Association of REALTORS® with the combination of the Realtors Association of the Palm Beaches and the Greater Fort Lauderdale Realtors. This created a rare opportunity for members in Broward, Palm Beach and St. Lucie counties to tout their affiliation with one of the largest MLSs in the nation. The evolution of what is known as BeachesMLS today created both a single source for homebuyers and greater exposure for sellers throughout southeast Florida. It was no small feat merging 40,000 on-market listings, totaling over $21 billion in inventory, but we knew that MLS consolidation was essential to delivering seamless technology to our brokers and agents. This concept rings true to this day. Nearly eight years later, BeachesMLS continues to be one of the most innovative MLSs in the country through our strategic priorities that work to best serve our membership.

BeachesMLS continues to emphasize its premier services to members through strategic partnerships and tech-centric advancements. BeachesMLS has also been working on improvements to how members add and edit listings, thanks to a new custom backend system launching in 2025. This upgrade is designed to make the process faster, easier and more accurate. The system uses smart technology, including AI and conditional logic, to show only the fields that matter based on what you select. It also groups information in a streamlined way so it’s easier to fill out listings and avoid mistakes. This setup helps agents work more efficiently and confidently, with tools that match how they actually think about properties.
But this isn’t just about convenience. These updates are a major investment from Broward, Palm Beaches & St. Lucie Realtors® to give members a serious edge in today’s tech-driven market. With features like AI tools to help catch compliance issues, generate descriptions and tag photos, plus a standardized set of data across platforms, the system reduces confusion and saves time. Everything, from listing input to broker websites, will run on a single, reliable data feed using the latest technology. That means faster updates, better accuracy,and fewer tech headaches for agents, brokers and vendors. It’s all about giving members smart, seamless tools that keep them ahead of the curve.
Consistent upgrades are essential for the busy membership, and this extends to our dashboard. We’ve updated our RWorld member dashboard that houses all member tools and resources with single sign-on access and individual customization capability. Customization is at the heart of our upgrades so our members can work how they want, efficiently and effectively.
On the front lines of MLS progression
Advancement starts from leadership and being in positions where we can further progress how MLSs operate. As the 2024 chair of the Council of MLS, I was involved in shaping the future of MLSs across North America. I’ve also served on NAR’s Emerging Technology Advisory Board and MLS Issues & Policy Committee, as well as the boards of REdistribute and MLS Align. This involvement is important because it gives me a voice in key decisions that impact our members — ensuring MLSs stay relevant, transparent and aligned with the needs of today’s real estate professionals. This leadership extends beyond me. We have a dedicated team at the association solely committed to managing and advancing BeachesMLS. We also have leaders who work closely with our statewide affiliates to collaborate on MLS progress, so we aren’t just adapting change but helping define it and bringing those insights directly back to our membership.
Collaboration that moves the market
Strategic partnerships aren’t just a perk; they’re a power play for our membership. BeachesMLS has formed several partnerships to lead into the future. One of those partnerships forged was becoming a part owner in Redistribute, which seeks MLS data transparency, secures brokers’ data, and eliminates data piracy and scraping. BeachesMLS also announced a data share with the two largest MLSs in the country: California Regional MLS and BrightMLS, which collectively represent agents servicing consumers with the largest incoming migration to South Florida. BeachesMLS is also an investor and partner in MLS Align, which has developed a showing service platform, Aligned Showings.
